The main synopsis about the following article is about ensuring the guidelines and instructions to be followed before signing the rental agreement.Today's' lifestyle compose more rental houses than self-owned flats.If we need rental houses, the owners will ask for the advance amount as their security for renting their own houses.Inorder to ensure about the secured transactions between the owners and tenants, a prepared rental agreement should be signed between the owner of the house and the tenant staying in his house.
Legally, the owner here should be called as Lessor and the tenant staying in the house will be termed as Lessee. The following guidelines can be included in the agreement document to ensure the amount security:
Before preparing the document, the permanent address of the lessor and the permanent address of the lessee should be included in the agreement document and they should sign the terms & conditions stated here:
1.The Lessor hereby agrees to let out the above referred premises to the Lessee and he Lessee hereby agree to take on the tenancy the said premises ...... Address........ of the tenant staying on that house for a period of 11 months commencing from the ......Date of Residing...... and thereafter can be renewed by both the parties on such terms & conditions as may be agreed upon at that time.
2.The Lessee shall pay a consolidated sum of .... Monthly Rental in Rupees..... as rent per month plus maintenance charges as decided by the assocciation for the period of 11 months from .......Date of Residing......
3.The Lessee has paid a sum of ....Advance Rupees.... towards the security deposit, which shall be refunded to the Lessee on handing over the vacant possession of the said property with the amenities and fittings,subject to the deduction, if any.The security deposit will not carry interest.
4.The Lessee hereby agreed to pay the monthly rent and maintenance charges on or before 5th of every English calendar month in advance without fail.
5.The Lessee shall use the premises including the car park area for the purpose of residence only and the Lessee shall not transfer, adding or permit to use the said premises by any other person in any part thereof.
6.The Lessee shall not make any structural alterations or additions in the said premises.
7.The Lessee shall pay the electrical charges to the authorities on tome as per meter reading provided in the said premises and as per entry in the energy consumption bill of T.N.E.B failure to pay the electricity and sundry charges will lead to disconnection of the service to the said premises and Lessee shall bear all the expenses towards re-connection.Also Lessee shall pay any additionalcaution deposits to the authorities if and when demanded.
8.It is expressly agreed that, not with standing the lease hereby granted, the owner or his authorized representative has every right to inspect the said premises at anytime.
9.Either party will give 2 months notice in writing to terminate this rental agreement.
10.The Lessee undertakes to attend all major repairs to the said premises and to pay the water and property tax that are levied by the corporation of India(State).
11.The renewal of this agreement after the lapse of 11 months is subject the tennant agreeing for 10% increase in rent over the previous amount.
