I saw this article earlier, very useful points ! No matter how much care we take sometimes we still get caught in the builders schemes since most of them have some violation or the other which never gets revealed ..

Quality? Who bothers about quality? We rather will be thankful to the builder for delivering the flat ahead of schedule.

The flat lies with both the builder and the flat buyer. But mostly with builders.
