all legal papers are clear like noc on land ,flat is not in any kind of controvesy, total area shown on papers etc should be checked. plus google it and check everything.

You always survey about builder background and behavior befor buying property because you are going to invest your whole life money.

You should go to a trustful lawyer or property dealer for the land purposes .They will guide you properly about all legal issues.

You should check each every thing wheter it is the correct documents or not.

You should check every doccument and is that true one or fake. Is the person who is selling you is right guy or not and did any one already purchased or not

First of all you can take the help of a lawyer who deals with property. However, do care for the following:-

1) Check the title deed of the land in which you are buying your flat. Find out if he/she has the right to sell the property.

2) Don't rely on the xerox copies rather ask for the original ones.

3) Ask for the Encumbrance Certificate if you are trying to purchase a land or a house.

4) Make sure that the building plan and construction is approved by the authorities and it is registered in government register.

5) Make sure that the property is relieved from any debt and liabilities.

6) Inquire municipal corporation that all the taxes of the property is paid.

7) Finally, make sure that the water and electric supply is adequate.

These are some of the things that are in my knowledge which should be checked before purchasing a property...!

First of all you have to Find weather the papers of the Plot is a true or it a fake One you also see that Weather a Different People Does not Purchase It earlier.
