Personally, I feel loan should be avoided. But housing is an exception.  Housing is not only consumption need but also a wise investment. The rents increase year to year but EMI remains the same. So by building house by payment of EMI, you avoid payment of rent that would have to be paid for rented house. The rent payable would increased with inflation. You may rent a portion of your house and earn some rent. In most cases, the rent that you save on rented accommodation and that which you get by giving on rent a portion of your house, would suffice to finance the EMI.  Also your income should increase year by year and payment of EMI would be easier.

This is just April and it is so hot that coolers and A.C. are being used.  There is water shortage also. The Municipal corporation is unable to supply water regularly through tapped water supply. In my locality there is no supply of water and so we need to use submersible pumps. Needless to say that the cost of digging and installing such pumps is not affordable for poor. Moreover the water level is also going down and peoole are forced to dig deeper every two or three years.

Modern architects and designers, need to look at such structures and use them in new buildings. It is the same here, we used to have such comfortable houses with Mangalore tiled roofs, wide verandahs and open courtyards . There are still many such houses but fast disappearing because of the escalating land price and expanding city limits. We have never ever had water problem so far in this city but this year it is very severe and people now realise the folly of closing wells and building on top of that and not maintaining natural lakes. Trees around the house makes a lot of difference and even that is becoming a rare sight because of lack of space.

When a person opts for a EMI payment he/she enters with his/her eyes open and knowing all the facts, so they should make sure that it suits their life style and earning capacity. Housing loans can be very taxing because when you take the loan and buy the house you dont realise how big a dent it would make on your monthly earnings. I know of a couple of people who bought apartments taking loan and wanting to live and enjoy the new house, have now given it on rent because it fetches higher rent than their own rented places and the difference helps them pay back the loan. But again without the EMI they probably wold never be able to buy an apartment of their choice. It is the same with other things as well unless they lose expensive gadgets like mobile phones before completing the loan repayment !

We have to search and develop our own solutions which our ancestors did without western influence but today no one wants to take initiative. In multistorey apartments the ceiling heights have been redced to bare minimum and no ventilation for hot air to go out are provided. The natural draft helps flow of air but todaty it id trapped. Side walls need to be thicker to act as insulation but single brick walls are now common. Effort is to reduce cost and give a houd which is nothing but a heat sink.Sad .

Yes but you are able to enjoy today rather than day after tomorrow or never.The auto market would collapse if EMI were not there. Instead of taking 100% on EMI one should pay upfront as much as posible to reduce interest load and also prepay of possible att a later date.

But the same neighboring country anexed Tibet an independent nation and we could do nothing.The least we could do was to allow them form a government in exile. At least we showed some spine.

We have to learn to stand against China the bully. I have commented that asylum on humanitarian ground could be just just. But Nehru went beyond humanitarianism. He allowed Dalai lama to carry out political activities and also form a Govt- in exile on Indian soil.  This could definitely be considered an hostile act against neighboring country.

These days, most people believe in living beyond means. This is achieved by way of Buy now pay later.  The most preferred way to pay is in installments- EMI.  The installments include interest also besides Principal.  You pay more interest and less principal to begin with. if the woman hate maths so much, then how they are so good in maths because if we give 100 rs to a man to run his home for one then he will be unable to do so but that same thing if we give it to woman then she will be able to do that with an ease.
